Local Access and Age in a Historical Valuation Surface
Abstract
The question concerns local housing unit price associations with access and age. The secondary ordinary least squares analysis contains 414 observations and uses HC3 covariance. The coefficient on age is -0.2305, with a 95 percent interval from -0.3078 to -0.1532. Access and age are local historical covariates, with location and transaction date held in the projection. Their association is not the causal value of building a transit line. Ordinal combination and kriging motivate checking local rank reversals independently. A favorable within-file valuation surface should not be treated as a future property recommendation or investment return. The estimates describe the released collection and its conditioning set. No new data collection, simulator experiment, or deployment-policy evaluation is claimed.
